Job Description
SUMMARY:
The Regional Property Manager will be responsible for the overall management of all properties in the assigned regional portfolio to ensure that each property meets and/or exceeds operational and financial performance goals. This position will require frequent and/or overnight travel.
RESPONSIBILITIES:
The Regional Property Manager is responsible for the operational and financial performance for a regional portfolio of student housing communities across multiple markets. Portfolio includes new lease up, repositioned and stabilized communities.
Responsibilities include direct supervision of property management teams to include property management, leasing, marketing, resident services, administration and maintenance.
Bottom line accountability for monthly financials, revenue, occupancy and maintenance of the communities.
Responsible for staffing, team leadership, motivation and management.
Overall accountability for property management, leasing, marketing, resident services, maintenance, administration, reporting, budgeting and business planning.
Responsible for each property s operation budget and reporting.
Obtains and analyzes current market, competition and economic data.
Develop, implement and manage short and long-range marketing plans to achieve the communities goals.
Implement and monitor policies and procedures appropriate to the day-to-day operations of the communities.
Review monthly operating statements with Community Managers and team to assure that properties are operating within the parameters of the approved operating budget. Make suggestions to control expenses and manage the property at maximum cost effectiveness.
Assists Community Managers in achieving maximum occupancy levels.
Implement resident programs to minimize turnover and promote resident satisfaction.
Conduct routine site inspections to ensure communities are within the company standards and performing according to plan.
Implement expense controls and manage the property at maximum cost effectiveness.
Work with Community Managers to meet established expectations for each community in the portfolio.
Manage and approve vendor relations and contracts.
Assistance with acquisition due diligence and takeover efforts from property management & operations perspective.
QUALIFICATIONS:
* Minimum of 3 years of Student Housing multi-site management experience with proven results.
* Demonstrated people management skills, sense of urgency, results orientation.
* Bachelor s degree in related field highly preferred.
* Strong effective leader
* Superior communications skills, both written and oral.
* Demonstrated ability to manage and direct staff to achieve desired company goals.
* Excellent sales and customer service skills.
* Public relations.
* High level of computer proficiency with standard and industry specific software applications.
* Detail oriented and excellent organizational skills.
